Means the inspection of the property that the purchaser is, in New South Wales, normally entitled to make under the contract for sale within 3 days before settlement. At the inspection, the purchaser should mainly check that the vendor’s real estate agent has all necessary keys and are in working order, that the items which are to be included in the purchase are left on the premises, that there is no damage to the property that was not there on exchange of the contract and, if the contract for sale specifies Vacant Possession, that there are no occupants in the property and no physical impediment (such as rubbish or junk) which would substantially interfere with the purchaser’s right to use and occupy the property.
